The emblematic office building Los Cubos, owned by Henderson Park -on behalf of its clients- and located on the M-30 in Madrid, will be reopened at the end of this year after an intense renovation process led by the prestigious architectural studio Chapman Taylor. Therus will act as development manager and the real estate consultants Cushman & Wakefield and CBRE will advise the owner in the commercialization of the asset.
The building, which has a gross leasable area (GLA) of approximately 19,300 square meters after remodeling, has nine floors of offices, each with 2,100 square meters of flexible and efficient space. The level of real utilization of the space Cubes allows to reach an occupancy ratio of 1: 7 m² (one job for every seven square meters useful), a density much higher than the market standard, (one job for each 10 square meters). The building has a capacity for 2,100 jobs in total and has approximately 4,000 square meters of terraces distributed in two heights.
Los Cubos is located at number 5 Albacete street in Madrid, in the conjunction of the M-30 and A-2, within a prime area of offices where companies such as SAP, Amadeus, Iberia, Allianz , BNP Paribas and AXA. In addition, it is located in a place that offers a lot of visibility to its tenants.
Once the remodeling is finished, the building will have a new facade with acoustic insulation and solar protection on the four facades of its six modules, an element that will offer abundant natural light to the offices. The property, considered one of the main examples of Spanish architecture since the early 70s, aspires to obtain LEED® Gold certification.
The renovation aims to transform the building into an attractive space for its users, providing comfort, a sense of well-being and belonging thanks to its spacious common areas, green spaces, a paddle tennis court and a restaurant area with a terrace. These factors, together with the ability to offer flexible space designs, are key points for companies to achieve better operational efficiency, as well as to attract and retain talent.
