The company was located in three different buildings with different lease expiration dates. The main driver was to consolidate all in one single building of approximately 12.000m² as new HQ. As an advertising company, Havas was looking for a CBD for a modern image and unique building.
Due to the lack of quality product available in the market we contacted with the main landlords in Madrid in order to identify potential off market options, and just when we were starting our search, we were advised that GMP was buying the previous HQ of Altadis located in Eloy Gonzalo 10. The building needed a complete refurbishment.
Next challenge was to secure the building for Havas, considering there was another company interested in it. We had to make sure the contract delivery dates, refurbishment according to what was agreed, etc. In addition and in parallel we had to extend existing lease contracts in Havas existing offices to make them match with the delivery of the new HQs and avoid penalty cost for late space disposal.
The Project Management and Consultancy team was in charge of analysing the spaces and the current and future needs of the company as well as to design the new workplace concept and the optimization of the spaces.
It is also in charge of the tender of the construction work through the contract management method, by saving Havas a 20% of the cost.
We succeeded in identifying and securing a building for Havas in a very challenging market environment.
We agreed a prelet deal and the extension of existing leases.
The Project Management consulted on the workplace strategy which won the project design tender, the motorization of the rehabilitation works by the property as well as the construction management of Havas fit out works.
